Pre-Listing Appraisals in Phoenix, Arizona
A pre-listing appraisal is a certified appraiser's opinion of what your home would sell for, written before you list. Sellers use it to set a price they can defend, and agents use it for homes that are hard to price. It is the same valuation work as a mortgage appraisal, in a report that is easy to read and share with buyers. Fees start at $500 for a standard single-family home; the report is typically delivered within 5 business days of the inspection, or within 48 hours of the inspection with rush service.
We are a husband-and-wife appraisal team who have worked in the Arizona market for over 20 years. We handle pre-listing, estate, divorce, tax and lending appraisals across the Valley.

For Sellers
- Set a realistic asking price, including for sale-by-owner listings
- Give buyers a signed, documented value up front
- Check a price you already have in mind, or an agent’s recommendation
- Understand your immediate market area
Buyers also order these reports to confirm that they are offering a fair price.
For Agents and Brokers
- Atypical homes that are hard to price, such as custom, luxury or unusual layouts
- Areas with limited comparable sales
- Sellers reluctant to adjust their price: an independent, certified opinion gives the conversation a neutral reference point
- As-is and as-repaired values for investor clients
- Questions about an appraisal: as our client, you can call us about our report or one from another appraiser

Frequently Asked Questions
What is a pre-listing appraisal?
An appraisal done before a home goes on the market, so the seller has a documented, independent value to price from.
Is a pre-listing appraisal worth it?
It is most useful for unusual homes, areas with few comparable sales, and sellers who disagree with the market. For a typical home in an active neighborhood, an agent’s analysis may be enough.
How is it different from a broker price opinion?
An appraisal is a signed opinion by a certified appraiser who inspects the property and documents the analysis. A broker price opinion is an agent’s estimate.
Will a lender or a buyer’s lender accept it?
Lenders order their own appraisals. A pre-listing report is for pricing and for showing buyers that your value is supported.
What if the buyer’s appraisal comes in lower?
Our report gives you comparable sales and adjustments you can discuss with the buyer’s agent and the lender’s appraiser.
How much does a pre-listing appraisal cost in Phoenix?
Fees start at $500 for a standard single-family home. We quote every property before work starts.
How fast can I get the report?
Typically within 5 business days of the inspection. Rush service delivers within 48 hours of the inspection.
